Abstract

This study was guided by the objectives as follows: (a) to design a consolidation-subdivision plan of Caridad Heights (Lot nos. 496,507,508 CAD 199) located at Brgy. Caridad Ibaba, Atimonan, Quezon; (b) to prepare a complete survey returns of the designed consolidation subdivision plan; (c) to prepare technical plans, lay-outs, technical specifications and cost estimate of survey works for the designed consolidation-subdivision; and (d) to develop the consolidation-subdivision plan of Caridad Heights in Brgy. Caridad Ibaba, Atimonan, Quezon. The project includes the preparation of complete subdivision survey returns of the proposed consolidation-subdivision plan. The researchers also included subdivision scheme, vicinity map, topographic plan, and the consolidated subdivision plan of Brgy. Caridad Ibaba Atimonan Quezon. Gathering the needed references including the OCT’s and lot data computation; the boundary computations and scheme can be possibly made having a definite time frame. The output of the proposed consolidation subdivision plan of Caridad Heights will be used for planning of the housing projects, to promote the growth and development of the rural area in the town of Atimonan. The total project cost is Php 764,020.00 while the subject property is subdivided into 321 lots allotted for amenities and community facilities and the cost of the project was based on the CONSOLIDATION-SUBDIVISION PLAN 10 current prices of rentals /equipment and labor costs that complies the standards of its implementing laws and regulation in PD 957. The consolidation-subdivision plan of Caridad Heights located at Brgy. Caridad Ibaba, Atimonan, Quezon has a total land area of 29,002 sq.m, 57.47% of the gross area were allotted for saleable area, 33.53% of the area were allotted for roads curbs and gutters, and 9.0 % were allotted for an open space which will serve as parks and playground for the use of the future lot owners.
